Services

Our service cycle consists of the following steps, all executed professionally:
  1. Determine market value: The market value of your property, supply and demand anomalies, and other macro-economic related factors determines the optimal rental amount for your property. We know what rental you should be getting.

  2. Source tenants: We utilise our database of approved tenants sourced through various strategically placed advertisements in various types of media. Based on our credit rating model, a suitable deposit amount is determined for each tenants.

  3. Service agreement: The service agreement between the owner and us formalises our as well as the owner's responsibilities to make the service cycle work efficiently.

  4. Lease agreement: The most important component of the service cycle is the lease agreement. We use our professionally drafted agreement which have stood the test of time and is compliant with the Rental Housing Act and Usury Act.

  5. Investing deposits: An aspect overlooked by most letting agents is that rental deposits need to be invested with an approved financial institution in terms of the Rental Housing Act. The interest accrues for the benefit of the tenant. We arrange and manage this aspect.

  6. Initial inspection: We avoid problematic issues with tenants during the course of the lease term by doing a detailed inspection up front in the presence of the tenant.

  7. Rent collection: We perform timeous rent collection and act immediately on defaulting tenants to minimise any losses to the owner.

  8. Regular inspection: The property is inspected regularly to determine if tenants are causing undue damage or not maintaining gardens, if applicable. Any problem with regard to this is dealt with firmly but tackly in terms of the lease agreement.

  9. Monitor market conditions: We keep an eye on the market values, should you (i)want to sell your property should a certain treshold market value be reached, or (ii) we need to renegotiate rentals.

  10. Tenant queries and maintenance: We also keep tenants happy by attending to their queries timeously. We arrange for well-priced professional service providers to attend to maintenance issues such as plumbing and electrical.

  11. Final inspection: At termination of the lease any potential amounts for repairs, electricity and water, and cleaning that need to be deducted from a tenants deposit is determined as quick as possible.

  12. Tax return summary: We provide a detailed statement and supporting documentation which shows the income and expenses relating to the leased property which is required for your annual tax return.

  13. And the cycle starts again...
