Notes From the Board                                                                       Volume 1, Issue 1

        August 2001                       

SEA WALL

The first phase of the erosion solution is nearing completion at a cost of $39,000 for 155 feet of seawall.  The wall is in and the backfill is settling.  Sodding and landscaping will be done sometime next year.  The final phase of our erosion program, another 100 feet of seawall, is planned for next spring.  The estimated cost is $25,000.

BAYBERRY WINDOWS

Our Board President and his wife have donated many hours of research to help us reach a good solution to the window leaking challenge.  We have hired a firm to dissect, analyze, and test solutions to establish the exact cause and recommend corrective action. Kirk Rowley of Rowley and Associates will be assisting. A questionnaire has been distributed to all homeowners so that everyone can comment on which windows leaks, etc. Please complete and return your form by 8/1.  This will provide a good cross section of our problem and a base of valuable information. Once we know the solution, we will obtain bids to do the work and decide how best to fund. This activity was tentatively scheduled for the week of August 20, but may now be delayed due to schedule conflicts. We will keep you posted.  More details on this in the next newsletter AND at the next monthly meeting!

 

ANNUAL MEETING

Yes, it is almost that time of year again. The Annual Meeting and election of officers has been moved to December so that the Existing Board can prepare and vote on the Annual Budget in November. Whoever is elected in December will serve two years.  The two open positions are Larry Weinfeld and Robert Whitaker.  It is not too early to think about volunteering for the Board.

TERMITE CONTRACT

Our attorney is sending a letter to resolve our frustration in attempting to resolve our contract issues.  We will keep you posted.

                                                                                                SOD

$18,000 was spent in the fall of last year but was paid for in 2001.  There is no more money available for new sod in this year’s budget.  New sod will need to be delayed until next year, pending budget constraints.  Any existing sod  that is dead or dying will be replaced by Luke Brothers at no charge.

RULE ENFORCEMENT

Our Board is not a police force.  We all have a responsibility to ensure compliance.  A special thanks to Carl Prater for helping us identify problems and enforce our rules uniformly. 

BUILDING PAINTING

Buildings 1,2, 3 and the pool will be painted this year.  Painting will start in August.  A letter has been sent to each homeowner with instructions on how to request any minor painting needs.

MULCHING

Luke Brothers  has completed mulching all beds throughout the community at a cost of $5,500.00

Note to All Parents

 

Please be sure your children know that the sea wall and surrounding land is not a playground.  We have the benefit of living by the water but along with that we get some wildlife—raccoons, snakes (some the poisonous kinds), squirrels, beautiful birds, fish, and more.  We also still have settling.  We have seen children riding bikes along the seawall as well as other activities. We have talked to these children and stressed that this is not a play area.  Please help us protect our children.  Thanks...

YOUR community is looking for a couple of good people!

 

Robert Whitaker recently resigned from Board.  We have an immediate opening for ONE resident who would like to take part in keeping our community a great place to live. Must be available for the monthly Board Meetings and willing to devote an additional 5-10 hours per month on special projects.  This person will serve until December when we will have TWO openings.

POOL TIME

 

Owners, their lesses and guests, using the swimming pool and any other recreational facilities do so at their own risk.    Persons using the swimming pool are requested to read and obey the posted rules for use of the swimming pool and patio area.

 

·         No lifeguard on duty                   

·         For use by residents and guests only

·         Proper swimwear required—no jeans or cut-offs

·         Children under 12 only when accompanied by an adult

·         No running/disorderly conduct or throwing of objects

·         Shower before entering pool

·         No animals in the pool area

·         All food/drink must be in unbreakable containers

·         No diapers or bandages in the pool

·         No diving
