This location was the corporate headquarters of P.E. O'Hair & Company from 1926 until 1982. Built for P.E. O'Hair & Company, the two-story, 29,040 square feet, poured concrete building was first occupied in 1926. Built in the city's predominanly warehouse and manufacturing "South of Market" neighborhood, the site featured frontage to a then-cobblestoned Bryant Street, as well as a railroad spur on the rear of the property. The portion of the first floor facing Bryant street was office space for sales, accounting, and management operations; the rear portion of the building was warehouse space and a customer service counter. The rear of the building included a loading dock. To the rear of the building was customer and employee parking, and a large area for storing pipe. The company later acquired the adjacent land and buildings of the Gilmore Steel Company at 840 Brannan Street, to the rear (south) of 945 Bryant. In 1962, fire destroyed a company warehouse to the rear (south) of the 945 Bryant building. A new, concrete tilt-up warehouse was built in 1965 along the east-side of the 945 Bryant building, fronting on Bryant Street. This new building significantly expanded the company's covered warehouse space, allowing for expansion of inventories. This warehouse was sold by Westburne in the early 1990's and in 1995 became a Georgio clothing outlet store. In the late 1970's, a portion of the second floor of 945 Bryant was converted from warehouse space to office space to accomodate the company's growing computer equipment and corporate staff. In 1982, the corporate office relocated to the former Gilmore Steel office space located at 840 Brannan Street. The 945 Bryant office space was retained for branch sales space and a showroom. 945 Bryant Street remained the company's flagship store following the sale of P.E. O'Hair & Company to United Westburne in 1988. However, the corporate offices located at 840 Brannan Street closed in the early 1990's as Westburne consolidated its operations. In the late-1990's, Westburne sold the 945 Bryant Street property to a developer. At the time, a booming economy, fueled by high technology companies' demand for building space, lead to significant redevelopment in San Francisco's "South of Market" neighborhood. The new owner of the 945 Bryant building, Levin Menzies Kelly Associates, began a major upgrade of the 945 Bryant building so that it could accommodate the needs of tenants in the high-technology "dot com" economy. The building was significantly remodeled, including addition of a third floor with 10,545 square feet of rentable space, and upgrades to bring the building into compliance with current building codes. In late 1999, space in the newly remodeled 945 Bryant building was leased to Pets.com, which at the time was the country's leading on-line retailer of pet products. Following the demise of the "dot com" economy in the later half of 2000, Pets.com ceased operations and 945 Bryant was vacant, after nearly seventy years of continuous use. In April, 2001, 945 Bryant was occupied by a new tenant, eTranslate, a company specializing in translating Web sites to various foreign languages. Warehouse at 840 Brannan in 1979

The property was acquired by P.E. O'Hair and Company in the 1960's.
This property included one small one-story warehouse, one large warehouse, and
office space totaling about 46,000 square feet.
The property, located adjacent to the 945 Bryant property, provided
significant warehouse space for an expanding P.E. O'Hair & Company, and
allowed the company to store pipe on-site rather than at a pipe storage yard
located about two miles from 945 Bryant. The larger warehouse included a 10
ton capacity crane which was used for loading and unloading pipe. The smaller
warehouse was used for storage of large steel valves as well as PVC pipes and
fittings.
A small two-storie building, that originally contained the offices of the
Gilmore
Steel Company, became the corporate office of P.E. O'Hair & Company in
1982.
The building was vacated by Westburne after 1990 and was later sold to a developer. The new owner Levin Menzies Kelly Associates, also the owner of the 945 Bryant property, demolished the 840 Brannan warehouse and office buildings in 2001 and began construction of a new, campus-sytle, office building. |
