Nacogdoches and State of Texas all that certain tract or parcel of land containing
seventy acres situated about 20 miles S 38 E from the town of Nacogdoches. For full

Fall to Joseph W. Luman, date of deed being Jany 5th 1895, To have and to hold the
above described premises together with all and singular the rights and appurtenances
thereto in anywise belonging unto the said A. O. Stephens his heirs, and assigns, forever,
And we do hereby bind ourselves, our heirs and assigns against every person whomsoever
lawfully claiming or to claim the name, or any part thereof.

COUNTY OF WILSON Know all Men by these Presents: that I, J. W. Luman
joined by my wife S.M.C. Luman County of Wilson State of Texas for and in
consideration of the sum of Eight Hundred and Fifty ($850.00) to me in hand paid by J. T.
Stephens cash in hand the receipt whereof is hereby fully acknowledged have granted, sold
and conveyed and by these presents do grant, sell and convey unto the said J. T. Stephens
of the County of Nacogdoches State of Texas all that certain tract or parcel of land lying
and being situated in Nacogdoches County Texas and being a part of the Y. Barbo Grant
and described and bounded as follows: Beginning at Eugene Buckners S.E. corner of the
61 acre tract from which a P.O. 8 in. dia. brs. S. 156.6 vrs. also a B.J. 6 in dia brs. N. 1
1/2 E. 13 4/10 vrs. Thence North with said Buckner E. B. line 1062 2 bras to his N.E.
Corner from which a B. O. 20 in dia brs. S. 77 W 4 vrs. Thence E. passing Koonce’s S.
W. Corner at 241 6/10 vrs - 517 6/10 varas to said Koonces S.E. Cor. on Mary P. Roberts
W. B. line of her 111 acre tract from which corner a R. O. 14 in. dia. brs. N. 40 W. 2 vrs.
a B. J. 6 in. dia brs. N. 70 E. 5/10 vares: Thence S. with said Roberts W.B. line 1036 vrs.
to the N.E. Corner of her 10 acre tract. Thence W. with the n.B. line of said 10 acre tract
170 vrs. to the N.W. car, of same. Thence South with the W.B. line of same 157 varas to
a stake on the South side of the road leading from San Augustine to Black Jack from
which stake a Hickory 12 in dia brs. N. 20 4/10 to the place of beginning-containing one
hundred acres of land.

To have and to hold the above described premises, together with all and singular the rights
and appurtenances thereto in anywise belonging unto the said J. T. Stephens his heirs and
assigns forever. And we do hereby bind ourselves our heirs executors and administrators
to warrant and forever defend, all and singular the said premises unto the said J. T.
Stephens his heirs and assigns against every person whomsoever lawfully claiming or to
claim the same or any part thereof.
